Zeki Pasha Mansion, Istanbul’s Iconic Bosphorus Residence, a snip at 95 million dollars


ISTANBUL — One of the Bosphorus’s most recognizable waterfront landmarks, the 130-year-old Zeki Pasha Mansion, has been put up for sale by its owners, opening a rare chapter in the history of Istanbul’s luxury housing market.

The 23-room yali — the traditional term for Bosphorus-front mansions built directly on the shoreline — has long been regarded as a property “beyond price.” Four years ago, international real estate platform Point2Homes ranked it the second most expensive home in the world, valuing it at $95 million (around ₺4 billion).

A Landmark Beside the Fatih Sultan Mehmet Bridge

Located in the Rumelihisari neighborhood of Sariyer, directly beside the Fatih Sultan Mehmet Bridge, the mansion is considered one of the most imposing architectural works on the strait. Designed by Alexandre Vallaury, a leading architect of the late Ottoman era, it was commissioned for Tophane Marshal Zeki Pasha, a prominent minister under Sultan Abdulhamid II known by the nickname “Filinta Mustafa.”

With its baroque influences and castle-like silhouette, the mansion has stood out for generations among the Bosphorus’s shoreline residences. Recent drone footage highlights its monumental facade, expansive garden, and timeless atmosphere, underscoring its enduring presence on the water.

Rooms, Salons, and Views Built Around the Bosphorus

The five-story mansion is built on a 510-square-meter plot, with a closed interior space of 2,489 square meters including the basement. Ceiling heights range from 3 to 4.5 meters, allowing generous daylight to flood the rooms and salons.

Each floor contains six rooms, five of which face directly onto the Bosphorus, alongside a central salon, bathrooms, and kitchen areas. The layout combines large reception spaces with private quarters, making the residence suitable both as a family home and as a venue for entertaining guests — all while maximizing uninterrupted water views.

A Family Legacy on the Bosphorus

The current owners are a family from Trabzon, on Türkiye’s Black Sea coast. Among the heirs, the best-known name associated with the property is Meliha Bastimar. The family has now formally mandated a real estate agency to oversee the sale, paving the way for a new custodian of the mansion.

Specialists note that Bosphorus mansions are currently listed between ₺2 and ₺6 billion, but Zeki Pasha Mansion stands apart due to its age, architectural pedigree, and prime location. Experts describe it as a residence whose value cannot be captured by a simple price tag.

More Than Real Estate: A Piece of Heritage

Beyond its market listing, Zeki Pasha Mansion is often described as part of Istanbul’s wider cultural and architectural heritage. Its waterside position, baroque-inspired form reminiscent of a small chateau, and ties to a prominent Ottoman statesman give it symbolic weight that transcends financial value.

As the mansion awaits a buyer, it also awaits a custodian — someone prepared not only to meet its financial worth but to preserve a property that reflects an important layer of Istanbul’s history along the Bosphorus.
