Rising prices have been constantly pitting tenants and landlords against each other in recent years.
Landlords who do not want to deal with the lawsuit process by bargaining for a price increase have found the easy way out.
Landlords who state in their advertisements that they will rent their houses for one year are now giving their houses to new tenants after one year instead of, bargaining for a price increase and reaching an agreement with their old tenants.
The relationship between tenants and landlords has almost turned into chaos. Both parties, who complain about the high cost of living and rising prices, frequently come face to face with each other regarding rent increases.
While tenants complain about the increase in rents, landlords, who think they are being victimized by the 25 percent increase limit that was applied for a while, complain about not being able to evict their former tenants or not being able to increase the rents as much as they wanted.
NUMBER OF EVICTION CASES INCREASED
During this process, landlords and tenants frequently come face to face in court. So much so that the number of eviction cases has increased significantly. Speaking to Show Haber, Istanbul Real Estate Consultants President Adnan Yeşiltaş said that it is not possible to evict tenants within an average period of 4 years. He stated that this situation also causes landlords to look for ways and means to secure themselves.
“ANNUAL RENTAL” MODEL
One of those methods is the “annual rental” model. Raise negotiations, lawsuits, mediators… Landlords who don’t want to deal with this process have now started looking for tenants for one or two years. Landlords want their tenants to leave their homes as soon as the year is up.

Landlords who add this clause to their lease agreements, rent their house to the new tenant at a high price when the tenant moves out after the term is up. While the deposit, real estate agent and transportation fees are sky-high, the one-year condition puts even more pressure on the tenants.

The “Landlord/Tenant Law Symposium,” held over two sessions with contributions from nine experts in the field, addressed commonly discussed topics such as eviction cases, rent determination, and contract termination.
Emphasizing the impact of landlord-tenant disputes on public peace, Izmir Chief Public Prosecutor Ali Yeldan said, “We highly value that such a gathering is held in Izmir, bringing all stakeholders together.
