For Those owning their own residential (Immovable) property in Türkiye the following is required:
- If you are staying in your own home, a photocopy of the title deed and document showing the open address information such as house numbering.
- Official, e-signed/signed and sealed/stamped document showing that the residence belongs to the applicant foreigner (Photocopy of the title deed)
The immovable property in its entirety, must be a residence and must be used by the foreigner for this purpose. The residence cannot be used for rent and similar income generating purposes. Source: https://e-ikamet.goc.gov.tr/
Following contact for clarification purposes regarding valuation reports with Aydin GOC the following applies:
First time Only Applications for a Resident Permit.
- Since the 16th of October 2023 -To Date
The value of the property must be at least 200 thousand US Dollars as per the Central Bank of Turkey only and equivalent to Turkish Lira as of the date of acquisition.
Property owners would have had the purchase price entered on their Tapu (Title Deed) so a separate Valuation report is unnecessary.
- 26th April 2022 – 16th October 2023
The then law stated that the property, whether purchased, inherited or donated must be valued at 75 thousand US Dollars. However, as the current value is not stated on the Tapu, a Valuation report as per the Central Bank of turkey showing the equivalent in Turkish lira must be obtained. Reports via any other bank will not be accepted. This must be included in your 1st time application.
- Prior to 25th April 2022
Applicants do not need a valuation report for the Residency application if purchased the property prior to 25th April 2022 however, you will require it if the property was either inherited and/or had it gifted/donated.
Valuation Reports
A property valuation can be used for various purposes, including legal or official matters, financing, or tax assessments. The following should be noted:
- If the Tapu lists a husband OR wife as owner of the property, they both should, along with their children (if any in residence)
apply for “Family Residency”. An apostilled and notarized Marriage Certificate and Birth certificates in the case of children under 18 years are required.
- If the Tapu lists two owners (singles or married) they both would be eligible to apply as property owners for the short term residency permit.
IF RENEWING a residency permit, a current valuation report of immovable property for the residence acquired by inheritance and donation is required. A Title deed continuation certificate for extension applications must also be done.
